Conditions / Reason for Refusal: Remove trees 3 & 4 - Yew and Tree 5 - Holly as highlighted in plans submitted. Trees form 3 of 7 trees within Group 3 of TPO no.186. Reason: Trees 3 and 4 (2 Yew trees) have an approximate height of 5 to 6 metres and are poor quality specimens having been topped and lopped due to the close proximity to the property. Tree 3 is within 1.7 metres of the existing footprint and Tree 4 is within 2.3 metres of the existing footprint. Tree 5 (Holly) is upwards of 10 metres in height and is located within 2 metres of the existing footprint. It is a twinned stemmed tree with slight north easterly bias away from property. Tree generally of low quality with physiological decline in evidence in the upper canopy. Trees 4 and 5 are not visible as viewed from a public place for example from the property entrance at Barby Road due to other trees in front. There are very minor/insignificant views of the top of tree 3 from Barby Road to the north at a distance but the overall visual amenity of that group is maintained through the retention of the 4 remaining more dominant trees to the property frontage. On completion of felling works, trees to be replaced with 3 no. Taxus baccata Fastigiata Aureomarginata (Golden Irish Yew) planted at 1-1.25m (45l pot) in a position to be agreed. Suggested position behind newly constructed fence to rear of existing parking place.
