|Conditions / Reason for Refusal:
The development to which this permission relates must not be begun later than the expiration of three years from the date of this permission.
To comply with Section 91 of the Town & Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act, 2004.
The development shall not be carried out other than in accordance with the site location plan at a scale of 1:1250, block plan at a scale of 1:1200 Drg No. ROC\693\PD\002 and plans and elevations Drg No. ROC\693\PD\001 received by the Local Planning Authority on 8th November 2018.
For the avoidance of doubt.
The facing materials to be used on the external walls and roof of the extension shall be of the same type, colour and texture as those used on the existing dwelling.

In dealing with this application Rugby Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraph 38 of the NPPF.
